Rental Providers and Landlords Have Until March 29th 2023 To Upgrade Their Switchboards That Do Not Meet Victoria New Requirements
It was announced back in 2018 but hasn’t had a chance to come into action until now. Landlords and rental providers will be required to upgrade their switchboard to meet the new safety requirements set by the Victorian parliament.
Included were 129 other new amendments to the Residential Tenancies Act which included the mandatory switchboard upgrades. It was told the reasons for the amendments would be mainly down to health and safety.
Older properties will most likely be affected by these switchboard upgrades. Not all rental properties will require these upgrades as they require a modern style switchboard upgrade, circuit breakers and electrical safety switches.
What Are The New Requirements?
So, from the announced date landlords and rental providers will be required to connect all power outlets and lighting circuits to a compliant switchboard and a residual current devices (RCD) to improve safety.
As well as this, you will need to make sure your circuit breakers comply with national AS/NZS 3000 safety wiring requirements which will mostly be up to your installer (or an easy fix for your electrician).
You will also need to ensure your residual current device complies with AS/NZS 3190 or AS/NZS 61008.1 or AS/NZS 61009.1 national safety requirements. Renters do have the right to ensure these safety requirements are met.
This Mandatory Requirement Is Down To Improved Home Safety
Really, this is happening to increase the safety for renters and homeowners across older properties. A Government representative said these requirements were being carried out to ensure safety was “up to scratch”.
Specifically, the switchboard upgrades focus on new circuit breakers and residual current devices (RCD) which both are important in maintaining home safety.
What Happens If You Do Not Upgrade Your Switchboard?
You may be left with a financial penalty if you do not upgrade your switchboard in time. As well as this, the renter has the right to end their lease agreement without notice or fees before they move in OR Move in straight away and claim an upgrade as urgent repair.
